What is STAX?
STAX is a new stacked-townhome condominium community in London, Ontario, developed by The Ironstone Building Company Inc.
What home types are available?
Upper and lower stacked townhome units are available.
What are the starting prices?
Homes are currently positioned from approximately $399,900.00 (subject to change without notice).
Who is STAX best suited for?
First-time buyers, investors, downsizers, young professionals, and families entering the housing market.
Is STAX a good option for first-time buyers?
Yes. Affordable pricing, staged deposits, two parking spaces, and new-home warranty protection make it attractive to first-time buyers.

Pricing, deposits & incentives
What deposit is required?
$20,000 with offer plus $20,000 in approximately 180 days (total $40,000).
Can I use my FHSA?
Eligible purchasers may be able to use their First Home Savings Account toward the purchase. Please consult your financial advisor.
Are there first-time buyer incentives?
Buyers may qualify for programs such as FHSA, the RRSP Home Buyers' Plan, and land transfer tax rebates, depending on eligibility.
What closing costs should I budget for?
Legal fees, title insurance, land transfer tax, mortgage registration, utility connections, adjustments, and other applicable costs.

Ownership & fees
Are parking spaces included?
Yes — each unit has been allocated two parking spaces. Please review with your sales representative.
Are condo fees required?
Yes. Condo fees contribute to landscaping, snow removal, common area maintenance, and property management. Condominium fees for this site are currently $215.00 per month, per unit.
What utilities are owners responsible for?
Owners may be responsible for their own electricity, water, gas, internet, cable, phone, and insurance costs.
May I rent my unit after closing?
Yes, subject to condominium rules and applicable legislation. However, this may disqualify you from rebates available through the Builder on closing. It is imperative to understand how renting out your unit may affect your closing costs.
Are pets allowed?
Generally, yes — subject to the condominium declaration, by-laws, and rules.
Can I make design selections?
Finishes and design selections have been pre-selected by the builder's designer; no changes are permitted.

Warranty
What warranty coverage is provided?
The Ironstone Building Company is a registered builder with Tarion, with over 15 years of expertise, and all homes sold by Ironstone are protected by Tarion warranty coverage, subject to eligibility and program requirements.
Tarion new-home warranty coverage is staged across three milestones:
1 Year
The first-year warranty addresses workmanship and materials, helping ensure your home is built to the standards set out by Tarion and meets the Ontario Building Code.
2 Years
The two-year warranty extends protection to key systems of the home, covering certain defects in materials and workmanship over a longer window than the first year.
7 Years
The seven-year warranty provides long-term coverage for major structural elements of your home, the longest milestone in Tarion's program.

The buying process
What do I need before unit selection?
Government photo ID, buyer information form, mortgage pre-approval (recommended), lawyer information, and deposit funds.
Do I need a lawyer?
Yes. Buyers should retain an independent real estate lawyer to review all purchase documents.
Is there a cooling-off period?
Yes. Ontario condominium purchases include a 10-day cooling-off period.
Can I sign my Agreement of Purchase and Sale remotely?
Yes. Electronic signatures and digital document delivery are available.
Can I purchase as an investor?
Yes. Investors may purchase for long-term rental purposes, subject to applicable rules and regulations.
Can I assign my agreement / unit selection?
No. Assignments are not permitted.
Can I purchase multiple units?
No. One unit per purchaser.
